Gems Ville at Geylang is in the epicenter of development, with transformations taking place in Geylang, Kallang, and Paya Lebar, and is poised to ride the wave with the change.

Residents who call Gems Ville home may expect a lively atmosphere to call home when it TOP.

Paya Lebar Transformation

The area next to the Paya Lebar MRT junction would be converted into a bustling commercial center with office and retail buildings, according to the URA master plan.

Residents can head to Paya Lebar Quarter (PLQ), a $3.2 billion urban redevelopment project in Paya Lebar Central (PLC) that will include Grade-A offices, a retail mall, and Park Place Residences, a high-end condominium.

PLQ, which is expected to be finished in the first half of 2019, will also include about 100,000 square feet of green space and a bicycle route.

The beautiful Geylang River will be incorporated with future projects, bringing stores and restaurants to the riverside. A portion of PLQ will also be situated adjacent to a rebuilt section of the Geylang River, adding to the area’s bustle.

Pedestrians will find it simpler to navigate PLC as additional covered walkways, subterranean walkways, and overhead bridges are constructed to improve connection.

Given Geylang’s distinct Malay history, additional communal spaces will be constructed to host celebratory events like as the famous yearly Hari Raya market, where vendors offer a range of handmade goods and gourmet cuisine. This will further enrich the local flavor of the region.

Paya Lebar has developed as a popular destination for homebuyers and investors. The closeness of the neighborhood to the city center and its position as a regional hub are only two of its major selling features. Those seeking to purchase a new house in the region will notice that prices are currently averaging about $2,000 per square foot.

Buyers and investors should move quickly to acquire a new house in this area. We anticipate that new launch costs will rise as the region grows and gets busier.

Geylang Transformation

Guillemard Road is part of the Kallang URA master plan, which includes plans to revitalize the Kallang River. The Kallang River will witness a fresh breath of life and activity, as well as improved connection for both walkers and bicycles. Residents may expect additional amenities and facilities to open shortly.

Geylang will no longer be a source of worry by 2034. The Commissioner of Police recently informed the Little India Inquiry Committee that he was more concerned about Geylang than Little India. His concerns were unfounded.

There are ambitious plans to convert the red-light district into a luxury high-end neighborhood, blending the timeless charm of the area with contemporary amenities and activities.

According to plans and papers obtained from trustworthy sources, a multi-ministerial committee was formed five years ago to investigate the possibility of renovating Geylang. We were also able to speak with several of the individuals engaged in the project, which is estimated to cost $2.2 billion.

For example, the committee will collaborate with the Heritage Board to establish a special museum devoted to the history of Geylang’s renowned brothels and “lorongs.” They’ve started amassing priceless things ranging from art works by well-known British artists who frequented these brothels and formed connections with the call girls to renowned customer records maintained by mamasans. According to rumors, the CID ordered these mamasans to keep track of their connections, which proved helpful in criminal investigations.

To take advantage of Geylang’s closeness to the Sports Hub, high-end condos will be constructed on Sims Avenue and Guillemard Road.

A new subterranean metropolis will be built under the streets. The city will extend all the way to the Kallang River. Residents will be able to live and dine under the river thanks to a tunnel constructed of the toughest glass.

Kallang / Kampong Bugis Transformation

The Kallang River provides possibilities for the revitalization of new houses, workplaces, leisure areas, and communal spaces.

With its course meandering through Singapore’s core area, both public and private housing will be introduced in precincts around the river to take advantage of the excellent connectivity.

In the long run, the current Kallang Industrial Estate will be converted into an appealing mixed-use district along the coastline.

The Lavender, Kallang, and Bendemeer MRT stations are all within walking distance of Kampong Bugis. The goal is for Kampong Bugis to become a desirable residential and recreational area that promotes active mobility, environmental sustainability, and community engagement. The Kallang Riverside Park will also be revitalized as an appealing waterfront park for the neighborhood.

 Why invest in Geylang?

What is the first thing that springs to mind when you hear the word Geylang? It may be the finger-licking delights, pre-war shophouses, red-light district, or mid-rise buildings growing amid the landed estate for some. Gems Ville is a one-of-a-kind freehold apartment located on Lorong 13. Geylang may become the next hot property for smart investors! Why?

Many people are unaware that residential homes in Geylang are popular among expats owing to its rich history and city-fringe position. Because the entry-level is considerably lower, rental yields in the surrounding area may be greater than even in premium districts! East Asia Development’s Gems Ville is another another beautiful property.

In 2015, the government revealed a plan to rezone Geylang. The proposed amendment sought to prevent the construction of new residential projects in the regions bordered by Lorong 22 Geylang, Geylang Road, Guillemard Road, and Lorong 4 Geylang. Instead, the categorization only allows for commercial/institutional development. Experts believe that such a change would increase the value of current and future condos. Larger developments, such as Sims Urban Oasis and the forthcoming Penrose, are experiencing increased demand as a result of the changes.

Gems Ville is within a short distance from two MRT stations: Dakota MRT Station (Circle Line) and Aljunied MRT Station (EW Line). A short ride takes you to the Central Business District (CBD), Paya Lebar Regional Centre, or Orchard. The ease of access to public transportation and the availability of facilities are the main reasons why homes in Geylang are popular among expatriates.

Gems Ville is surrounded by a plethora of daily needs and eating choices. There are too many options, from wet marketing at Kallang Estate to mouth-watering cuisine at Old Airport Road Food Centre and adjacent vicinities to malls like Paya Lebar Square, PLQ Mall, Kallang Wave Mall, Singpost Centre, and Kinex.

Gems Ville Singapore is just a couple minutes walk from Kong Hwa School and a short drive from Broadrick Secondary, Geylang Methodist School, Tanjong Katong Girls’ School, and international universities such as Canadian International, Nexus International, James Cook University, and One World International. Do contact us if you like to be part of this Geylang new condo.
